What everyone asks first

What exactly is a buyers agent?
A licensed professional who represents the buyer in a property purchase — the mirror image of the selling agent. We find properties (including off-market), assess what they're really worth, run the due diligence, and negotiate or bid on your behalf. Sellers have had professional representation forever; a buyers agent simply levels the table.
Isn't a buyers agent expensive?
It's a real investment — and it's designed to pay for itself. Overpaying by even a few percent on a home costs far more than our fee, before you count the missed off-market options, the dud you nearly bought, and the months of Saturdays. Our job, bluntly, is to save you more than we cost.
How do your fees actually work?
Two parts: an engagement fee when your search commences, and a success fee at settlement — so we only fully win when you get the keys. Guided starts from $7,500, Supported from $19,500 and Handled from $20,500, all inc GST. Your exact quote depends on your brief and whether you bundle a Kiss Moving tier; we put real numbers in front of you in the free session.
I like doing the searching myself. Is this still for me?
Absolutely — that's exactly what Guided Buy is for. We build your strategy, shortlist properties that fit your brief and budget, and handle the analysis and negotiation, while you stay in control of the search and spend your inspection time only on homes worth seeing.
The process

How it works in practice

What's an off-market property, and can I really access them?
Off-market homes are sold without public advertising — through agent relationships, not the portals. Sellers do it for privacy or speed. Buyers agents hear about them because selling agents call us first when they need a qualified buyer. Yes, you can access them — through us.
How long does a typical search take?
It depends on your brief and the market — a flexible brief in an active suburb can move in weeks; a very specific one takes longer. What we promise is honesty about your timeline from day one, and that we'll never rush you into "good enough" just to close a file.
Will you bid for me at auction?
Yes — auction bidding is included in every tier. A professional bidder with a hard limit and no emotional attachment to the staircase is one of the biggest single advantages we bring.
Do you work with investors?
We do. The process is the same rigour with a different brief — yield, growth drivers and tenant appeal instead of school catchments and morning light. Tell us your numbers in the strategy session and we'll tell you honestly what's achievable.

Good questions people are too polite to ask

Do you take commissions or kickbacks from anyone?
No. We're paid by you and we work for you — full stop. No referral kickbacks influencing which property we recommend, no divided loyalty. Buyer-first advocacy is the first value on our wall for a reason.
What if I don't end up buying?
The engagement fee covers the search work regardless of outcome, but the success fee — the larger part — is only payable at settlement. If your circumstances change mid-search, talk to us; we're humans about it.
When should I get in touch — before or after I'm pre-approved?
Earlier than you think. A strategy session before pre-approval helps you set the right budget and brief from the start — and if you're already approved, we can move on the search straight away. Either way, the first conversation is free.
